There are many traps that an unsuspecting buyer can fall into, if they do not consult a solicitor who is experienced in residential conveyancing, before signing a contract.

One trap is the current failure of the standard terms contract to protect purchasers against sellers who fail to obtain final certificates for building work conducted on the property.

If you buy a property which has had building work carried out on it and no final certificate has been obtained, once you purchase the property in many cases you are responsible for obtaining that final certificate. Not only do you have no reason to terminate the contract or claim the cost from the seller. You may be forced to spend significant sums bringing the building work up to the current Building Code requirements, in order to obtain that final certificate!
